We provide a more personal touch to our bed and breakfast than any hotel. For accommodation in Edinburgh come share our home - a comfortable, traditional Victorian house (built 1867) in a mature residential area of Edinburgh in a lovely quiet street leading down to sandy Portobello beach and promenade. It is all so peaceful it is difficult to believe you are only a fifteen minute busride from the City centre. Explore the rich heritage of Edinburgh by day and relax in the evening with a quiet stroll along the beachfront promenade.

OUR LOCALITY

Joppa is a quiet mature residential area built mostly in the Victorian Era (mid to late 1800s). There are many fine buildings and there is a "village style" atmosphere with good local facilities including shops, local cafes, bars and restaurants - and of course it is known as Edinburgh’s Seaside with a fine sandy beach and long level promenade just a few yards from our door. The City Centre with Edinburgh Castle and historic skyline is just a short busride away.

We are proud to have attained HIGH STANDARDS for QUALITY and SERVICE with the Scottish Tourist Board, achieving three star status.

Our interest in environmental matters has led us to join The Green Tourism Business Scheme. We are tickled PINK to be able to boast that we have been awarded the highest accolade: The GOLD STANDARD by the GREEN TOURISM SCHEME. We are committed to environmental management of our resources through re-cycling, energy and water conservation, restriction of waste and noxious matters, screening of all our suppliers and trades.

For the comfort and health of our guests (and selfishly for ourselves!) we operate a No Smoking Policy which applies THROUGHOUT the house. We ask all guests to observe this policy STRICTLY. We are sorry if this causes any guest inconvenience.

We have tried to modernise without spoiling the original features of the house. Original ornate cornicework and traditional light fittings, fireplaces etc. can be found, particularly in our diningroom and spacious guests’ lounge with bay windows.
