Anne and Jayne offer you a warm welcome to their Victorian seafront guest house b&b.

You'll experience comfortable accommodation with crisp white bed linen and start the day with a beautifully home-cooked breakfast.

We are perfectly located to explore Eastbourne's many seaside attractions and the breath-taking scenery of the South Downs. Plus only a short drive from the historical sites of Firle, Lewes and Wilmington's Long Man. Of course, if you want that city buzz the sights and scenes of Brighton are not far away.

Our veranda has views across the sea front and is an ideal sun trap. The perfect place to sit and read or enjoy the sun all year round.

The dining room overlooks a court yard garden at the rear of the property. We offer a delicious and varied breakfast with choice of English, continental, vegetarian and more, all cooked by Anne from fresh locally supplied produce

Breakfast is served between 8 and 8.30am Monday to Friday and from 9 to 9.30am on Saturday and Sunday. Newspapers can be arranged with prior notice. There is a self service bar where guests can help themselves to cereals and fruit juice. We also supply limitless bread and a toaster so you can make your own toast - to your own specification! Of course with a little prior notice we can cater for most dietary needs.

POLICIES

Deposit:
A minimum deposit of one nights accommodation is required on booking which is non refundable. All deposits are non-refundable.

Cancellation:
All cancellations must be made in writing and acknowledged by us for any refund to be made. Cancellations made up to 14 days in advance of arrival - half the total cost payable. Cancellations made up to 7 days in advance of arrival - total booking cost payable. If we manage to fill the availability we will endeavour to reduce this as much as possible.
