The home features five large, comfortably furnished guest bedrooms, three with private baths and two with a shared bath. The majority of the common areas on the first floor are open to guests, including two parlors, the dining room, and a den with fireplace. In summer guests may relax by the full-size, in-ground swimming pool. Two bedrooms in the north wing are designated as "pet friendly" for dogs and their well-behaved owners. Tony and John are very grateful for the warm welcome and genuine support they have received from the Seneca Falls community. They are looking forward to creating a Bed & Breakfast that epitomizes the warmth, generosity, and caring spirit of the people of this most beautiful part of the Finger Lakes region. Tony Masullo, and his partner, John Personius, moved to Seneca Falls from New York City to realize their long time dream of owing and operating a Bed & Breakfast. In mid-September, they purchased Hillside Farms (the old King farm) from Mark Chaplin and John Strawway. The property has been renamed John Morris Manor after the man who designed and built the home in 1838. Situated atop a secluded hill on 5.7 acres of spectacular natural beauty on Route 89, the house is located three miles from the center of Seneca Falls and a quarter mile north of New York Chiropractic College.

Welcome to John Morris Manor Bed & Breakfast. Our B&B is located between Syracuse and Rochester in Seneca Falls, New York, and is open to guests year round. The Manor will also be available for intimate functions and serve as a meeting place for clubs and associations.
All room rates are based on double occupancy. A two night minimum is required for weekend stays from June to October. Taxes are not included in the room rate. We are subject to an 8% New York State sales tax and a 3% B&B tax.
